What was your first major success in the real estate industry?

For sure my Miami Beach development:

The New York Times actually wrote, that I was the first person in the United States to single-handedly transform an official slum into a world-class destination within a decade! It was an incredible accomplishment, that I’m very proud of.

 

You have implemented some spectacular real estate projects in Miami, such as Ocean One, Ocean Two, and Ocean Three. What were the biggest challenges you faced during these projects?

The biggest challenge I faced was the constant struggle against a hostile city government in Miami Beach that was completely against any kind of development. It was frustrating, but it only made me more determined to succeed.

You have also invested in Dubai and implemented some notable real estate projects, such as the Kempinski Hotel and the Raffles Hotel. What inspired you to invest in Dubai?

I was inspired to get involved with Dubai by the unbelievable foresight and vision of the magnificent leader of Dubai, Mohammed bin Rashid Al Maktoum! He represents everything that the city officials in Miami Beach lacked. His unbelievable foresight, support for daring developments, futuristic design, and sheer unlimited financial support for the greatest and grandest developments is truly inspiring.

In recent years, you have also been heavily involved in fitness and health. How important is fitness and health to you personally, and how do you motivate others to live a healthy lifestyle?

 

As I’ve gotten older, I’ve come to appreciate the importance of fitness and health in life. True richness and true wealth in age is your ability to maintain your health and fitness. I know so many billionaire friends that are 20 years younger and can’t move, suffering from diabetes, heart diseases – caused by lack of exercise, and wrong nutrition!

You are also involved in the company service sector, offering support for the establishment and management of companies. What are the benefits of company service for entrepreneurs and investors?

To develop close relationships, especially with celebrities, it requires the personal touch of a phone call here and there, a casual invitation, a little gift, and showing a decent amount of gratitude!

 

How important is sustainability to your real estate projects, and how do you ensure that these criteria are met?

 

In today’s world, sustainability is the keyword for everything, and therefore a vital component in all of our development plans and investments!

What new projects do you currently have in progress, and what are your plans for future real estate investments?

 

I am heavily involved in several key projects in Dubai with my new partner ABU SABAH. Furthermore, we are active consultants in different developments around the globe!

 

You have extensive experience in building and maintaining business relationships. In your opinion, what are the most important factors for a successful business relationship?

 

Besides maintaining close relationships, the key to successful business relations is being reliable, honest, and delivering on time.

 

How do you go about searching for new investment opportunities, and what factors play an important role in your search?

 

I am very lucky and fortunate that we do not have to search for investment opportunities, but they’re coming to us! Because of my active media and social network presence, I am frequently approached with requests for financing, either startups, ideas, or other possible great investment opportunities, which, after receiving our retainer, we subject to strict selection criteria before introducing them to our investors!

What do you see as the future of the real estate market in the next 5-10 years, and what changes do you expect in this area?

In the long run, there’s only one way for real estate to go, and that is up, as the population grows, more wealth is created, new industries appear, and the world’s middle class has more buying power than ever!

In your opinion, what are the advantages of real estate investments compared to other forms of investment?

Even in real estate market downturns, you can live in your real estate, and on the long run it’s always profitable.

How important is it for investors to diversify their investments, and which asset classes do you recommend in this context? 

It’s very important to diversify your investments. You should always keep at least 50% cash on hand, so you can follow our advice for a shopping spree when the time is right!

You have also invested in the hospitality and retail sectors in the past. Are there plans to become active in these sectors again?

 

Starting out as a young man, I was more enthusiastic about hands-on work, but now it’s too work-intensive and requires constant presence, which is not an option for me anymore.

What is your biggest career success to date, and what are your plans for the future?

 

My biggest success was staying alive and healthy during all my life’s huge ups and downs! Passing on my unbelievable wealth of experience and insight to the younger generation is my true calling!

I’m excited to share my vast knowledge and experience in real estate with the upcoming generation of professionals.
